House Rules, Terms and Conditions

Regulatory Compliance

  • Legal Status: These homes are not licensed hotels or professional accommodations; but private residences used for short-term rental with license numbers: 00003432995 | 00003432948 | 00003433000. As such, the special licensing rules for tourist businesses (e.g. ESL/MAG licenses) do not apply. Nevertheless, Guests must adhere to all public regulations that apply to residential properties, including local municipal taxes and fees (such as the “temporary residence fee” imposed by Law 339/1976, which is collected on behalf of the state). The Host will collect this small per-night tourism fee in the booking price as required by law.

Booking and Payment

  • Reservation Process: To book, the Guest must complete our online reservation form (or approved platform booking) and provide accurate personal information (full name, contact details, number of guests, etc.). A booking is confirmed when we send written confirmation. By submitting a booking, the Guest accepts these Terms and Conditions and the House Rules (see below).
  • Payment: The total rental price (including any local taxes and fees) is due as specified at booking (typically a deposit at reservation and the balance before arrival). We accept cash, instant payments, cards, or bank transfer for payments. A security deposit may be collected advance for longer stays. All prices are quoted in euros and include VAT or exemptions as dictated by Greek law for private rentals.

Cancellation Policy

  • Free Cancellation: Guests may cancel the booking free of charge up to 30 days before the scheduled arrival date.
  • Cancellation Fees: If the Guest cancels less than 30 days before arrival, or fails to show up, the full cost of the booking will be charged. In such cases, we will retain any payments already made (or charge the card on file).
  • Refunds: Any refunds (for cancellations made in time) will be processed in the original form of payment within a reasonable time. We recommend Guests obtain travel insurance to cover cancellations or interruptions.

Arrival and Departure

  • Check-in: Check-in is available from 15:00 (3:00 PM) on the day of arrival (during high season). Guests arriving earlier may request an earlier check-in subject to availability and possible extra charge; otherwise luggage can be stored.
  • Check-out: Guests must vacate the property by 10:00 (10:00 AM) on the day of departure, unless otherwise agreed. Late check-out may incur additional charges.
  • Keys and Access: Guests will be provided with keys. Lost keys should be reported immediately; replacement costs will be charged to the Guest.

House Rules

Guests must follow our House Rules at all times. Failure to do so may lead to immediate eviction without refund or further penalty. The key rules are:

  • Quiet Hours: Guests must observe Greek quiet-hour regulations. In summer (April–September), midday rest is observed from 15:00–17:30 and nighttime quiet from 23:00–07:00; in winter the night hours are slightly shorter (22:00–07:30). During these hours, loud noise (music, shouting, parties, etc.) is strictly prohibited. Greek law protects these rest periods by local ordinance, and violations can lead to fines by the authorities.
  • No Smoking: Smoking is not allowed indoors under any circumstances. Smoking is permitted only in designated outdoor areas. Any indoor smoking that causes odors or damage will incur cleaning or repair charges.
  • No Parties or Events: The property is for quiet family stays or small groups only. Parties, events, or gatherings not declared at booking are prohibited.
  • Cleanliness and Disposal: Guests must keep the property tidy. Garbage should be disposed of in the designated bins as instructed. Excessive mess requiring extra cleaning will be charged.
  • Safety: Guests must ensure the property is secure (lock doors and windows when absent). Any damage to the premises (appliances, furniture, fittings) should be reported immediately. The Host is not responsible for loss or damage to Guests’ personal belongings. For fire and emergency safety, Guests should familiarize themselves with exit routes, fire extinguishers, and emergency contact numbers provided in the house manual.

Guest Responsibilities

  • Compliance with Laws: Guests agree to abide by all local laws and building rules, including Greek civil and criminal laws. This includes respecting neighbors and avoiding disturbances at all times. If police or local authorities become involved due to Guest behavior, the Guest will bear full responsibility for any consequences.
  • Accurate Information: Guests must provide complete and truthful information (names, identification, payment details, etc.) as required for booking and check-in (e.g. Greek law require Guest identification via passport or identity card for official registration).
  • Care of Property: Guests will treat the rental home and its contents with care. Any damage or breakage caused by the Guest or their visitors must be paid for. We advise Guests to insure their personal belongings and liability, as the Host’s insurance does not cover Guests’ items or negligence.
  • Security: The Guest is responsible for locking the property and not allowing unauthorized persons to enter. The Guest assumes liability for incidents occurring within the home or on the premises during their stay.

Host Responsibilities

  • Accommodation Standards: The Host will ensure the property is in good, clean, and safe condition at check-in. This includes providing basic utilities (electricity, water, heating/air conditioning) and functioning appliances, as described.
  • Safety and Legal Compliance: The Host is responsible for compliance with mandatory safety and health regulations (e.g. fire alarms, electric safety, sanitation) as required under Greek law.
  • Support and Maintenance: The Host will be reachable for urgent issues (utility failures, urgent repairs). Minor maintenance issues that do not prevent comfortable stay will be addressed as soon as possible. The Host is not liable for force majeure events (natural disasters, extreme weather, strikes) beyond their control.
  • Privacy Respect: The Host will respect the Guest’s privacy. Except in emergencies, the Host will not enter the rented premises during the Guest’s stay without prior notice and consent.

Damage and Deposit Policy

  • Damages: Guests are financially responsible for any damage or loss caused to the property or its contents during the stay. In the event of damage, the cost of repair or replacement (beyond normal wear and tear) will be charged to the Guest. The Host may require invoices and proof of repair.
  • Security Deposit: If a security deposit was collected (see above), the Host may deduct the cost of any damage from the deposit before refunding. If repair costs exceed the deposit, the Guest agrees to pay the difference promptly upon request. Failure to settle damages may lead to legal action under Greek law.
  • Inspection: The Host or their agent will inspect the property after check-out to assess any damages. Guests may be present during check-out inspection if agreed in advance.

Privacy and Data Protection

  • Data Controller: The Host (property owner) acts as the Data Controller for any personal data provided by the Guest. We comply with the EU General Data Protection Regulation (Reg. EU 2016/679) and Greek data protection laws.
  • Data Collection: We collect Guest data necessary to process bookings and ensure legal compliance. This includes name, contact information (email, phone), identification details (for check-in), and payment information. If you contact us with inquiries, we may also collect the content of that communication.
  • Purpose and Use: Personal data is used solely for booking administration, communication, billing, and compliance with legal obligations (such as tax reporting and public health registrations). For example, Greek law requires hosts to provide certain booking information to the tax authorities. We will share data with third parties only when necessary for these purposes (e.g. payment processors, cleaning services, or legal authorities) and only to the extent required.
  • Data Retention: We will retain your personal data for as long as needed for booking-related purposes and to comply with legal requirements (such as tax record-keeping). When data is no longer needed, it will be securely deleted or anonymized.
  • Security: We implement appropriate technical and organizational measures to protect your data against unauthorized access or disclosure (e.g. encryption, access controls, secure storage). Only authorized personnel or contracted service providers will handle personal data.

Agreement and Governing Law

By completing the booking process on our website, the Guest acknowledges that they have read, understood, and agree to all of these Terms and Conditions. These Terms constitute the entire agreement between the Guest and the Host regarding the rental, superseding any prior representations. In case of any disputes, both parties shall seek amicable resolution. Greek law governs these Terms and Conditions; any unresolved dispute shall be subject to the jurisdiction of the Greek courts.
